We started off with a 2,2 hectare piece of land in Booysens that was positioned perfectly 8 minutes from Sandton and 2 minutes from the highway. Surprisingly it was zoned agricultural in the middle of Booysens and as a result no one wanted to buy or renovate it…with good reason It was a train wreck, but the transformation was worth the 2 years of relentless and grinding work to turn this into a property to be proud of.
As with all projects, our priority was to save costs as far as possible, and our intention was to make it the best warehousing and office facility in the area. We achieved this – 3 separate areas: 2300 m2 warehouse and office, 6300 m2 warehouse, 1650 m2 under canopy and 2300 offices in addition to a vast amount of parking and parklike gardens that are in stark contrast to the surrounding area.
Encompassing 11000 m2, the warehouse/office complex was mostly demolished and constructed from beginning to end by Don’t Design and their team.
The duo used a palette of charcoal and white against raw red face brick / concrete and black steel to create a look and feel they deemed suitable for its location.
At the entrance of the offices, a wall of black-framed glass includes vast windows on either side of a set of double doors set back from 3 giant architectural arches. Beyond, is a reception counter made from Macassar wood with a designer light fitting which greets visitors with its simplicity and uniqueness. Sofas and armchairs add to the ambience of the large reception area.
The office areas that feed off on either side from reception are large, spacious, simple and infused with light and views of the beautiful gardens. The large black steel windows that extend from desk height to the ceiling give one the feeling of working outside.
All office spaces have meeting rooms, kitchens /canteen areas and bathroom facilities dispersed regularly throughout the building.
There is a central server room and all meeting rooms have the ability to have video conferencing or rear projection installed.
With regards the warehouses we have used charcoal clip tight for the sawtooth roof, raw concrete fibre reinforced floors and charcoal powder coated steel. Our fire tanks can accommodate 750 000 litres of water and we have a web of bright red pipework under the charcoal alububble for the high tech fire system.
All parking is newly paved and all gardens beautifully laid out and manicured. One cannot discount the effect that well designed offices and surrounds has on the productivity of ones workforce.
